What is Guaranteed Rent?

We offer a long term lease, typically 5 years with a 3 year break clause with a monthly GUARANTEED RENT, there are no voids, or the usual utility costs and we also cover some of the property maintenance and manage the compliance certificates for you for your peace of mind.

Our Story

The Property Brokerage which has recently rebranded to The HMO Agent, was founded by Mark Barrett in 2017, to provide a HMO Portfolio Builder service to clients of our sister company The HMO Agency. These ranged from Accountants, Solicitors, business owners and full time property investors both in the UK and overseas, looking for a trusted partner to provide a hands free service. 

The HMO Agency was a leading HMO specialist in the North West, managing over 500 tenants, which Mark successfully started, systemised, scaled and sold to a well known national provider. The company continued to provide a high end Portfolio builder service for HMOs and commercial conversions as well as helping clients sell their HMOs. 

We now help clients with HMO property sales and Guaranteed Rent. 

 

Founders Story

Mark Barrett's an award winning Property Entrepreneur with over 25 years experience as a Landlord, and 10 years previous experience as a mortgage broker helping clients build their property portfolios. 

Mark has experience in buy to lets, HMOs, and commercial conversions and specialises in working with a range of care providers to provide accommodation for their service users. He has completed more than fifty option deals, secured planning gains, and converted over forty HMOs and commercial properties.

Mark was on the Property Entrepreneur Board for 8 years, and hosts the "Property Entrepreneur: Deals Deals Deals" podcast for over 3 years, known for featuring innovative property deals across the UK. He helped with setting up The Get Up Give Back initiative within The Property Entrepreneur and was the Head Fundraiser when it launched, helping with providing nearly 500 life changing cleft lip operations in partnership with Operation Smile. 

He has also represented the National Landlords Association in the North West, advising landlords on legislation and best practice.
