Partnership Approach
Using our expertise in Supported Living Leases, HMOs and our contacts, we partner with landlords of HMOs and blocks of flats to maximise the cashflow and investment opportunity with our hands free service for a win win partnership. We have found that the net returns can be significantly higher than other tenant models with the added benefit of potential equity gains with the Lease yield investment value, subject to valuation. You will also have access to our Power Team including specialist mortgage brokers, accountants, solicitors, insurance brokers, contractors etc.

What we do
We provide a true hands free service for you. Since 2016 we have been helping clients such as accountants , solicitors, buisness owners and full time investors with property investing.
We provide an initial asseessment of the properties suitabality and potential with the monthly rent you will receive, along with a list of any compliance or improvements required which we manage. The property will need to be vacant which we can assist with before the lease can start and we then deal with compliance, licencing if applicable, inspections, maintenance and lease partner relationships.
The Lease
We help arrange the lease between you as the Landlord and one of our Supported Living partners. We will get a pre lease approval which may involve a postcode check and property inspection along with the terms. Most leases will be for 5 years with a mutual break clause after 3 years. The landlord is typically responsible for the structure of the property as well as the heating etc and the supported living partner usually covers some or most maintenance and tenant damage.
We deal with everything during the Lease term and manage the relationship between you and the Supported Living partner.
Who will live in the property
We usually help with providing good quality, safe and compliant accomodation, ideally with en suites, for the homeless as there is such a shortage of supported living property in the Salford and Manchester area. Each property has a support worker who helps the tenants on a weekly basis. Depending on the property type and location other user types may be considered and offered.
Ongoing Service
Once the lease has commenced and we have handed over the property, we collect the monthly rent from the provider and pay you the agreed amount, take care of the relationship with the provider, regular asset management property checks, deal with the ongoing compliance to ensure a hands free service for the landlord.
What happens at the end
We will contact you before the end of the lease to discuss your options and preferences which could be to continue with the same provider either with a new lease or on a periodic basis, find a replacement provider or look at other options such as a sale. We can also assist with a sale during the lease term should your situation change.

How selling works
1. Appraisal
Desktop or in person, choose what works best for you. Its always good to view a property although we appreicate it may be sensitive if it is tenanted and we can therefore be flexible with our approach.
2. Detailed valuation
We will provide both a sales valuation and also a Supported Living Lease quote which may be more tax effective. We can discuss the pros and cons and likely timescales with you, for you to make a decision.

What are Leases?
For the last 5 years we have worked with various Supported Living providers mostly providing good quality accomadation and support for the Homeless. They are usually over 5 years so no voids, or the usual utility costs, tenant find fees etc. We take care of everything after arranging the lease, and ensure that the compliance is in order and that the property is well maintained.

Our Story
The company which has recently rebranded from The Property Brokerage to The HMO Agent, was founded by Mark Barrett in 2017, to provide a HMO Portfolio Builder service to clients of our sister company The HMO Agency. These ranged from Accountants, Solicitors, business owners and full time property investors both in the UK and overseas, looking for a trusted partner to provide a hands free service.
The HMO Agency was a leading HMO specialist in the North West, managing over 500 tenants, which Mark successfully started, systemised, scaled and sold to a well known national provider.
We now continue to help clients with our Lease Partnership Program, Portfolio Builder and HMO and blocks of flats sales.
Founders Story
Mark Barrett's an award winning Property Entrepreneur with over 25 years experience as a Landlord, and 10 years previous experience as a mortgage broker helping clients build their property portfolios.
Mark has experience in buy to lets, HMOs, and commercial conversions and specialises in working with a range of care providers to provide accommodation for their service users. He has completed more than fifty option deals, secured planning gains, and converted over forty HMOs and commercial properties.
Mark was on the Property Entrepreneur Board for 8 years, and hosts the "Property Entrepreneur: Deals Deals Deals" podcast for over 3 years, known for featuring innovative property deals across the UK. He helped with setting up The Get Up Give Back initiative within The Property Entrepreneur and was the Head Fundraiser when it launched, helping with providing nearly 500 life changing cleft lip operations in partnership with Operation Smile.
He has also represented the National Landlords Association in the North West, advising landlords on legislation and best practice.
Mark set up a monthly Property Breakfast networking event in Manchester in 2023 which has transitioned into The Property Mastermind. The group consists of 10 leading property investors from the North of England plus Mark who is the host and they meet monthly at the Worsley Park Country Club in Manchester and hold quartely retreats overseas.
